Mark Nielsen urges you to vote NO on Measure Y because the public should not “bear the cost” for a private developer’s property improvements by permanently losing open space, adding more traffic and setting a precedent for more open space to be lost along the San Juan Creek Corridor.
Thousands of our fellow citizens signed a referendum opposing this project. Two sitting City Council members oppose the project, as well as two Commissioners on the Parks, Recreation and Equestrian Commission.
- Over 10 acres of Open Space is lost by our community.
- Increases traffic on San Juan Creek Road by around 1,000 car trips per day which increases likelihood of San Juan Creek Road being widened and extended to La Pata, contrary to proponent’s claim.
- 189 multi-story condominiums built along the creek in a “designated scenic view corridor.” This is NOT an affordable project, rather the vast majority are market rate luxury condos.
- Terrible precedent set of allowing high-density housing along the San Juan Creek Corridor that can result in additional development along the creek.
- Bad public policy to allow land use changes to finance private property improvements.
- Building in a flood plain next to a creek is contrary to common sense, recommendations of the Regional Water Quality Control Board and our General Plan.
The golf course should fund its private improvements like any other business, instead of through the loss of General Plan designated Open Space and increased traffic and development.
A few years ago, the golf course investors bought the course at a low per acre price for the very reason that it was zoned as Open Space for all time. It is unfair to now change the rules and give the developers an enormous profit for far too little in exchange.
The so-called improvements will result in development and permanent loss of 50% of the existing frontage and open space along San Juan Creek Road to La Novia, according to the City’s own staff report.
Don’t allow permanent open space to be rezoned into high-density housing or others will demand the same!
